Azizi Florence is Sharjah's largest planned community — six neighbourhoods of villas and townhouses on Sheikh Mohammed Bin Zayed Road, each one opening onto the same 1.7M sq ft central park.
Sharjah hasn't built at this scale before. Azizi Florence covers 30 million sq ft along the E311 corridor and is planned for around 49,000 residents — with its own mall, hotel, school and mosques built in from the start, not added later.
The layout is straightforward: six residential neighbourhoods sit around a single central park, joined by one main spine. Each has its own clubhouse, pools and mosque, and none of them is far from the middle. Around 160,000 trees and plants are being installed with the buildings rather than after them.
At 1.7M sq ft, the park is divided into thirty-two zones with sixteen dining spots along its edges — built to be somewhere residents walk to in the evening, not just scenery from a balcony.

A zen garden, a flower garden and a yoga lawn, set away from the busier paths.

Water play, sand play, a skating park and shaded playgrounds by age group.

Plazas built for crowds — a weekend market, food trucks and picnic lawns.

Courts, a theme park, an open-air theatre and the running and cycling loops.
A shortlist from the thirty-two zones above — the ones residents use most, on an ordinary day as much as a weekend.
Standalone villas of four to six bedrooms, and townhouses of three and four — every home has its own private outdoor space.

Three storeys and a lift in every villa. The ground floor opens into a double-height living room and a green courtyard; the top floor holds a master suite with its own terrace, dressing room and jacuzzi, plus two roof terraces above that.

Grouped in fours, sixes and eights, across three design styles — Novoli, Tasso and Spada. Corner units get a double-height living room with a family lounge looking down into it. All come with a landscaped garden, shaded carport and terraces.
Five layouts across the two collections. The figures below are starting prices for the current release — where each type begins, before plot, elevation and proximity to the park.

Ten percent on booking, twenty percent staged through construction, and the remaining seventy percent on completion in Q2 2029. For a community this size, that ratio is the exception — most ask for the reverse.
The six neighbourhoods split between two architectural styles. Walk from one into another and the facades change — the planting, street widths and walk to the park stay the same.

Flat roofs, stacked volumes and full-height glazing. Interiors are planned around where the light lands rather than around the corridor.

Warm stone, deep-shaded terraces, timber pergolas and flowering trees — built to stay shaded through most of the day.
Every neighbourhood clubhouse has separate men's and ladies' wellness suites — gym, sauna, steam room and jacuzzi — alongside indoor and outdoor pools, prayer rooms, a café and community services. Each neighbourhood also has its own park and mosque.
A mall, a five-star hotel and a school sit inside the masterplan — the difference between a housing development and somewhere that functions on its own.
Reserved for residents — a fashion district, five dining destinations, a cinema, an escape room, a health club, a medical clinic, a supermarket and a VIP lounge.
Restaurants, indoor and outdoor pools and a business centre — plus a ballroom that seats more than a thousand, so celebrations stay in the community.
Nursery through to school age on one campus inside the gates, which removes the morning drive out to the E311 entirely.
Two Jumaa mosques anchor the masterplan, with a smaller mosque in each of the six neighbourhoods.
The community fronts Sheikh Mohammed Bin Zayed Road directly — what makes a Sharjah address workable for anyone commuting into Dubai.
